Mapleton is a city of about 11,000 people on the benches east of Springville, below the Wasatch Mountains. It is one of the few Utah County cities that has kept a semi-rural feel, with minimum lot sizes that run from about a third of an acre to two acres. Buyers come for the space, mountain views and room for animals, while staying minutes from Springville, Spanish Fork and Provo.

Where Is Mapleton, Utah?

Mapleton sits east of Springville and north of Spanish Fork, against the foothills of the Wasatch Mountains. US-89 runs along the west side of the city, and I-15 is about 10 minutes away. Provo and BYU are about 20 minutes north, and Hobble Creek and Spanish Fork canyons are close by for hiking, camping and fishing.

Mapleton Neighborhoods

Foothill and east Mapleton: larger homes and acreage near the mountains, with wide valley views.
Central Mapleton: established homes on large lots, many with room for horses, gardens and outbuildings.
West Mapleton: newer subdivisions near US-89 and the Springville border.
South Mapleton: family neighborhoods and open land toward Spanish Fork.

History of Mapleton

Settlers began farming the bench east of Springville in the 1850s, and the area was long known as Union Bench. It was named Mapleton for the maple trees in the nearby canyon and began running its own affairs in 1901, then incorporated as a city in 1948. Mapleton has worked hard to keep its rural character, using larger minimum lot sizes and a transferable development rights program to protect the foothills from dense building.
