Alta is a small mountain town at the top of Little Cottonwood Canyon, home to Alta Ski Area and some of the deepest powder in North America. Only a few hundred people live here year-round, and most property is condos and lodges close to the lifts. Buyers come for the skiing, the summer wildflowers and hiking, and a true mountain setting about 45 minutes from downtown Salt Lake City.

Where Is Alta, Utah?

Alta sits at the top of Little Cottonwood Canyon in the Wasatch Mountains, just above Snowbird. SR-210 climbs the canyon from Sandy and Cottonwood Heights, about 30 minutes below. In winter the canyon road can close for avalanche control, so owners plan around storm days. Downtown Salt Lake City and the airport are about 45 minutes away, and Lehi about 45 minutes south.

Owning Property in Alta

Ski condos: most listings are condos near the base areas, many with ski-in, ski-out access.
Cabins and homes: a small number of private homes, which rarely come up for sale.
Snow and access: heavy snowfall, avalanche closures and winter parking all shape mountain ownership.
Rentals and HOAs: rental rules and HOA dues vary widely, so they're worth checking before you buy.

History of Alta

Alta began in the 1860s as a silver mining town built around the Emma and other nearby mines. Fires and deadly avalanches hit the town in the late 1800s, and as the mines played out, it was nearly abandoned. In the 1930s skiers rediscovered the canyon, and Alta's first chairlift opened in 1938, making it one of the oldest ski areas in the United States. Alta incorporated as a town in 1970 and remains one of the few ski areas in the country reserved for skiers only.
